Job Description
The Project Manager is responsible for supporting planned store openings each year for The One Group for STK Steakhouse and Kona Grill brands. The Project Manager will be responsible for ensuring the progress of the project from start to finish—providing professional advice; guiding the vendors; managing schedule, cost, and quality of projects; and reporting status of sites in progress to internal partners. The Project Manager will report to the Senior Director of Development and work both directly and indirectly with multiple other functions inside and outside of the construction and development teams.
Roles And Responsibilities
- Manage a minimum of four (4) new and/or remodel store construction projects and serve as the key liaison between the ONE Group and the General Contractor while collaborating closely with the Architects, Engineers, and other relevant Consultants.
- Works closely with the Senior Director of Development during the lease negotiations to ensure Landlord Work Letter aligns with the ONE Group’s standards and oversees all site investigation work prior to lease signing.
- Facilitates and supports the Licensing team in acquiring all government permits and licenses in a timely manner.
- Participates in Value Engineering endeavors and construction document page turns with the Architect and General Contractor while working closely with the Development team to align with Project Budget while ensuring Design intent and the ONE Group standards are met.
- Procures and acts as the Company point of contact with equipment and material suppliers. Ensures long-lead items are purchased in a timely manner to meet scheduled openings.
- Supervises and performs all aspects of construction administration including negotiating contracts, change orders, project schedules purchase order management, invoicing, and project closeout documentation.
- Manages and ensures General Contractor adheres to approved project budgets and schedules while closely monitoring and supporting best practices in all aspects of Construction.
- Completes Construction in Progress meeting to evaluate construction progress in relationship to the established schedule and provides all necessary reporting and analysis to track construction performance.
- Manages the punch list at project turnover.
Required Skills
- Bachelor’s degree in the fields of Construction Management, Architecture, or equivalent construction experience.
- 7+ years in fast-track commercial construction with a strong background in hospitality construction.
- Experience preparing construction budgets and tracking to actual costs.
- Familiar with store equipment package, planning, and operations.
- Proficient in computer estimating, scheduling, and database applications
- Willingness to travel throughout the United States with flexibility to work different hours, including early morning, late-night work, and possibly weekends.
- Ability to effectively organize and oversee multiple projects under pressure simultaneously.
- Exceptional human relationship skills; exhibits tact in handling challenging situations.
- Ability to work with design consultants to facilitate development and construction drawings in an effective and timely manner.
- Well organized and able to adhere to deadlines.
- Strong demonstrable leadership and management skills.
- High proficiency in written and verbal communication skills.
- High proficiency skills in Excel.
- Honesty, high integrity, personal accountability, and a passion for the success of the brand and the team.
- Travel required approximately 50%
