Position Summary*
Aeon is seeking a detailed orientated, people centered professional to join our team at Blooming Meadows North in Bloomington, MN! This hybrid Assistant Property Manager and Housing Application Processor will have a heavy focus on affordable housing compliance, leasing and application processing. In addition, the Assistant Property Manager will support customer service and general operations of this multi-million-dollar, new construction apartment community. The Assistant Property Manager reports to the Senior Site Manager.

Key responsibilities include, but are not limited to:_
- *
Compliance:* Complete all aspects of the income and eligibility certification and renewal process for Housing Tax Credit, Section 8, and other programs. This person, in partnership with Aeon's Compliance Team, will lead the compliance aspect for these properties.
- Leasing & Marketing: Maintain current knowledge of apartment availability, rates and features. Maintain prospect and leasing information using RentCafe. Support the execution of the marketing plan which could include community outreach, maintaining prospective resident lists, and leasing event planning/hosting. Support the leasing team with content and implementation of property websites, email generation, social media posting and general community marketing.
- Application Processing: gather, verify and accurately document all income, asset, living history and other required information in the rental housing application process for prospective residents. The application processing function will be this position's main focus.
- Resident/Property Relations: Respond to resident, vendor and management needs, issues, or problems. Duties may include: entering maintenance requests, granting access as needed, attending community meetings as needed and responding to emergencies.
- Office/Administrative Support: Support the site office by being present during property office hours, answering telephone, filing, sorting mail, maintaining office equipment, ordering office supplies, referring residents, providing accurate rental information, and giving access to vendors/contractors.
Skills & Qualifications
The ideal candidate will be a detail-oriented professional who is able to think critically and adapt to changing rules and regulations. The candidate will have the ability to compile information from many sources in an organized way and will be able to create and maintain relationships with staff and residents to help ensure compliance for a myriad of housing programs.
In addition, the Assistant Property Manager will have the following skills:
- Detail-oriented experience is required
- Strong organizational skills are required
- Ability to work under pressure with tight deadlines
- Ability to handle shifting and multiple priorities in a fast-paced, growth environment
- Ability to engage in high level customer service that is culturally responsive, ensuring consideration for differing needs and expectations of residents, staffs, vendors, community members, etc.
- Must have a commitment to learning and participating in Aeon's diversity, equity, and inclusion efforts
- Strong computer literacy skills
- Physical Requirements:
- Ability to lift up to 10lbs
- Ability to reach above and below the shoulders
- Ability to sit and stand for extended periods of time
- Ability to complete daily tours between properties including but not limited to inspecting grounds, hallways, stairwell and apartment homes
- Ability to file, open and close file drawers, and enter data into a computer for extended periods of time
- Ability to withstand external weather conditions

Work Hours and Remote Options*
This position will be split between an in-person Assistant Property Manager role at Blooming Meadows North in Bloomington, MN and remote, Housing Application Processor position. As such, this position is only open to Minnesota residents at this time. This is a full-time, 40 hour per week role.
