River's Gate / Carrollwood located in Middle River, MD is searching for an experience Service Manager to lead the properties' maintenance operations! The Service Manager completes daily maintenance operations for the property. They will be responsible for scheduling and managing contractors and vendors, managing work orders, apartment turns and resident concerns. Previous experience as a residential maintenance manager preferred. The ideal candidate will be able to manage duel locations with 378 units.

***The salary for this position is $30 to $33 hourly based on experience***

Your job as our Service Manager is to lead the daily maintenance operations of the property.

As a Service Manager, some of your responsibilities will include:

• Diagnosis and repair in areas such as: HVAC, electrical, plumbing, carpentry, drywall, flooring, general maintenance and unit turnover
• Working to achieve the operational goals of the property within company policies/guidelines
• Conducting property inspections regularly, identifying interior and exterior work that needs to be completed
• Managing move-in and move-out processes
• Scheduling and executing routine preventative maintenance
• Updating work order systems and generating work orders
• Communicate with Property Manager to provide updates of projects, unit turns and work order status
• Scheduling and managing contractors, vendors and third-parties

Required Knowledge, Skills, and Abilities:

• HVAC Certification
